Frequently Asked Questions

Below are answers to common questions about using the roctoo.com platform. For anything not covered here, contact us using the details at the end of this page.

General

Roctoo is a real estate marketplace platform where Clients can browse property Listings and submit their property requirements ("Demands"), and Brokers and Companies can list properties, manage clients, and close deals — all in one place.

Anyone at least 18 years old can register as a Client to browse properties or submit a requirement. Brokers and real estate Companies can register a professional profile to list properties and manage their pipeline, subject to providing the verification details we require.

Browsing Listings, submitting Demands, and basic account features are free. Certain features — such as featured or premium Listing placement, or subscription plans for Brokers and Companies — may involve a fee, which is shown clearly before you pay.

Accounts and Roles

A Client account is for individuals buying, selling, renting, or looking for a property. A Broker account is for individual real estate agents who list properties and respond to Demands. A Company account represents a brokerage or agency, under which multiple Broker team members can operate.

A Company administrator can invite you as a team member. Once you accept, your Listings, leads, and pipeline activity become visible to authorized administrators within that Company, according to the Company's internal permissions.

Yes. Brokers and Companies are expected to hold, or be in the process of obtaining, the licenses and registrations required by the relevant UAE real estate regulatory authority (including RERA, where applicable) and to provide verification documents on request.

Listings

From your Broker or Company dashboard, you can create a new Listing with details such as price, location, property type, and photos, and choose whether it is public or private.

A verified badge means the Listing passed a Platform-level review at a specific point in time. It is not a permanent guarantee — badges can be reviewed again or revoked if a Listing is later found to be inaccurate or outdated.

Featured and premium are paid placement tiers that increase a Listing's visibility on the Platform. A standard Listing is not boosted but is still fully searchable and matchable against relevant Demands.

An exclusive Listing (marked as not available for agent-to-agent sharing) means the property should not be redistributed or re-listed by other agents without the authorization tied to that Listing.

Where a Broker grants owner access, the property owner can review activity on their Listing for the period specified. This access expires automatically at the end of that period unless it's renewed.

Demands and Matching

A Demand is a property requirement you submit as a Client — including your budget, location preferences, and property type — so the Platform can find and alert you to Listings that fit.

Our automated scoring system compares your Demand against available Listings and produces a Match score based on factors like location, budget, and property type. Scores are recalculated regularly as new Listings and activity come in.

No. A Match score is a discovery aid to help you find relevant options faster — it isn't a valuation or a recommendation to transact. You should always review the details yourself and seek independent advice before deciding.

A Proposal is an offer a Broker sends in response to your Demand or a Match. You're never obligated to accept a Proposal, and a Broker isn't guaranteed that every Proposal they send will be accepted.

Transactions and Deals

Certain payments or commission records can be submitted through the Platform for tracking purposes. Submitted Transactions go through an administrative review before being approved. Roctoo is not a party to the underlying payment and does not guarantee it.

Once a sale or lease is finalized, it can be recorded as a Deal on the Platform, which feeds into your performance and portfolio statistics (such as successful, lost, sale, or rental deals).

If a Listing or portfolio item has a scheduled release or expiry date, it becomes available again for reassignment or renewed action automatically once that date passes.

Trust and Safety

You can report a Listing or a concern about a Broker or Company directly from the Platform, or by contacting us using the details below. We review reports and take action where appropriate, including editing, unpublishing, or removing content that breaches our policies.

Full details are set out in our Terms and Conditions, Privacy Policy, Data Usage Policy, Disclaimer, and Editorial Policy, all available on roctoo.com.
