Please read this Disclaimer carefully before relying on any Listing, Demand, Match, Proposal, or other content available on the Platform. This Disclaimer should be read together with our Terms and Conditions, Privacy Policy, and Data Usage Policy.

1. No Real Estate Brokerage or Advisory Relationship
Roctoo operates a technology platform that connects Clients, Brokers, and Companies. Roctoo is not a licensed real estate broker, agent, valuer, or financial, legal, or tax advisor, and does not itself buy, sell, lease, or broker any property. Nothing on the Platform constitutes real estate, legal, financial, or investment advice, and should not be relied upon as such.
2. Listings Are User-Submitted
- Property Listings on the Platform are submitted by Brokers, Companies, or property owners and reflect information provided by those Users, not by us.
- Roctoo does not independently inspect, appraise, or guarantee any property, and does not warrant the accuracy of price, availability, ownership, specifications, or condition stated in any Listing.
- A Listing marked "verified" reflects a Platform-level check performed at a given point in time and is not a certification, valuation, or guarantee of the property's legal status, condition, or continued availability.
- Users should independently verify ownership, title, licensing, and property condition, and should obtain independent legal and professional advice before entering into any transaction.
3. Demands, Matches, and Proposals Are Not Guarantees
- A Demand submitted by a Client describes a stated requirement and does not guarantee that a matching property exists, is available, or will be offered at the stated budget.
- Match scores and priority indicators (including those generated by our automated "DNA" scoring) are provided as a discovery aid based on available data. They are estimates, not appraisals, and should not be treated as a recommendation to transact.
- A Proposal submitted by a Broker is an offer to discuss a transaction and does not itself constitute a binding agreement between any parties.
4. Broker and Company Conduct
Brokers and Companies using the Platform act independently and are solely responsible for their own conduct, representations, licensing status, and compliance with applicable UAE real estate laws and regulations, including any applicable RERA requirements. Roctoo does not supervise, and is not responsible for, the professional conduct of any Broker or Company.
5. Transactions and Deals
Roctoo is not a party to any Transaction or Deal between Users. Any payments, deposits, commissions, or contractual arrangements are made directly between the relevant parties, at their own risk. Recording a Transaction or Deal on the Platform is for administrative and reporting purposes only and does not constitute an endorsement, guarantee, or legal certification of that Transaction or Deal by Roctoo.
6. No Guarantee of Outcomes
We do not guarantee that use of the Platform will result in a successful sale, purchase, lease, or lead, or that any particular Listing, Demand, Match, or Proposal will lead to a completed transaction.
7. Third-Party Links and Content
The Platform may contain links to third-party websites or reference third-party services. Roctoo does not control and is not responsible for the content, accuracy, or practices of any third-party site.
8. Limitation of Reliance
To the maximum extent permitted by applicable law, Roctoo Portal FZE disclaims all warranties, express or implied, regarding the accuracy, completeness, timeliness, or reliability of any content on the Platform, and shall not be liable for any loss or damage arising from reliance on such content. Nothing in this Disclaimer limits liability that cannot be excluded under mandatory UAE law.
9. Changes to This Disclaimer
We may update this Disclaimer from time to time. Where changes are material, we will provide reasonable notice through the Platform or by email before the changes take effect.

Roctoo is a technology platform that helps people discover properties and connect with the right Brokers and Companies — we're not a real estate broker, agent, or advisor ourselves, and we're never a party to any Listing, Demand, Match, Proposal, Transaction, or Deal made between Users. A "verified" badge simply means a Listing passed our Platform-level check at that point in time — it isn't a guarantee of ownership, pricing, availability, or legal status. Listings, permits, and any representations made on the Platform remain the sole responsibility of the Broker, Company, or property owner who submitted them, and compliance requirements can vary depending on the declared listing location.
